I’m happy to work by the hour. Sometimes only several hours are needed to get the result you’re looking for. The best way to control the hours you spend on your project are by:
-Promptly responding to keep the project moving quickly and smoothly.
-Keeping the agreed upon plan. Adding new projects to the mix once things have already started adds design time. Of course there are reasonable changes that can be easily incorporated, but then there are those “I forgot to tell you” moments that can take us back to square one.
-Avoiding temptation and buying that new piece on a whim without my knowing. It might necessitate a reevaluation of the design, which adds time.
-Trusting that I will only show you the best options in your budget and the best choices for the room. Asking to see lots of fabric or furniture choices tends to eat up time and usually winds up with you being overwhelmed.
I have zero style and will trust you to make all the decisions and oversee the project. What should I plan on budgeting for the project?
If you want a full-scale, white glove, turn-key project where I do all the legwork, hiring and managing contractors, ordering furniture, dealing with all the logistics and trouble shooting as needed, here are average design costs for those projects.
Bathroom remodel design: 3,000 - 4,000

Is it really possible for you to help me with a room when I don’t live in NYC?
Of course it is! Between emails, texts, photos and web links, you’d be surprised at how easy it is. The vision board I make for you will have all the details and, if you need to send me pictures of the new sofa and need to know if it needs to be pushed to the left two more inches, I can tell you. It’s like I’m in the room with you!

Photo Prep and Session
For my DIY clients, I have found that my being there to style the property prior to and during the photographs proves to be advantageous. The camera angels are vastly different than in regular subject photography and you get once chance to make a first impression. I know all the tricks to help the work you have done look great for the camera. $75 per hour (minimum 2 hours).
Virtual Guidance
For those outside of the NYC area, I’m happy to offer help via email.Simply send me detailed photographs and video of the home or room(s) you need staged and I can offer advice and tips on how to make it stand out amongst the competition. I am one of an elite few stagers who actually earned a real estate license and practiced real estate sales in Manhattan in order to gain the perspective of buyers and sellers. I can profile your buyer and tune your property to exactly what they expect and desire. Knowing your buyer is crucial and ultimately will lead to a quicker sale. FAQ ABOUT STAGING
Do I really need to stage my house?Quick answer:Yes. (Unless you are billionaire Type A, OCD, interior designer who doesn’t care if your home sells or not.)
Detailed answer:You absolutely do not need to stage your home, but you may need to have the dreaded “price reduction conversation” with your broker when it gets no offers and all that lost equity may keep you from affording that new dream home. According to the US Dept of Housing and Urban Development a staged home will sell on average 17% higher than an unstaged home, so the decision is all up to you.
I see you do interior design, too. Isn’t that the same thing as staging? Quick answer:
No, they are actually quite different.
Detailed answer:The difference between staging and interior design is that staging needs to cast a wider net and is case specific based on the real estate market. It’s part pleasing the Jones’ while keeping up with them. Interior design is much more specific with pleasing you and only you. More detailed and personal choices reign in interior design.
I’m just thinking about selling, when should I call you?
Quick answer:
Call me the moment right after that moment when you are just thinking of selling.
Detailed answer:The ideal time to call me is before you even hire a real estate agent. An agent will often price an un-staged property lower than a staged property, so it’s important to get that first impression perfected even before an agent’s eyes even see it.
What can you do for me that I can’t do for myself?Quick answer:Good news! You CAN do it for yourself! The project report I give you after your consultation will give such specific details that all you DIYers can get your groove on and do it on your own!
Detailed answer:My time as a real estate agent gave me extensive experience with buyers, brokers and sellers. I know what each are expecting. My trained eye coupled with knowledge of current real estate trends will put you ahead of the curve to keep even picky buyers impressed. Also, since staging a home is an investment, I’ll be sure to keep you on track with improvements that will be sure to get you the highest return on investment.
How expensive is it to stage my home?
Quick answer / rhetorical question:
If you were in Las Vegas and they had a machine where you put a dollar in and you got two dollars back, you would play it, wouldn’t you? See where I’m going with this?
Detailed answer:Here’s the thing, what you spend on staging will very likely be less than your non staged home’s first price reduction. So, if you’re selling a two million dollar home and it sits on the market with no offers for weeks, your first price reduction could be anywhere from 20,000 to 100,000 dollars. If you make changes now, YOU control the cost of change. If the buyers dictate the change, you have no control over the cost of change. You can be ahead of change or behind it, the choice is yours. The real question is, how expensive is it not to stage your home?
Can you guarantee that my home will sell quickly and at my asking price?Quick answer:
Unfortunately, my status as mistress of magic was revoked after that unfortunate incident at Cipraini years ago, so... nope.
Detailed answer:I can only guarantee that I will make your home as inviting to buyers as possible. My track record shows that my clients sell their homes quickly, receive at or as close to asking as possible and I’ve been known to stir up a bidding war or two.
Do you still sell real estate?
Quick answer: Occasionally I will co broker an exclusive listing if I have time, which, I’ll admit, is rare.
Detailed answer:I choose to keep my license current and valid by completing my state mandated education requirements each year and my license is parked with Halstead Properties in Manhattan. Keeping a current license allows me access and insight to what’s happening in the real estate market today. Staying on top of the market is important to me, it makes me a better stager. I can pass my knowledge on to you, whether it be statistics, who your competition is or even assist you with choosing the best agent for your property. SCHEDULING
Clearing involves many hours of preparation and recovery in addition to the work I do in your home. After our initial consultation my process begins and continues until we meet again for the actual clearing. Even after I have finished clearing your property, there is still even more for me to do after the ceremony in order to ensure the potency of the clearing so that it will benefit you to its highest level. The time line of the clearing may appear as just the couple of hours I’m in your home, but it’s so much more than that.
Due to the level of commitment needed from me, I do not do more than 3 clearings in a week. I suggest scheduling as far in advance as possible because I book up fairly quickly. Thanks very much!

So what is Space Clearing anyway?Quick answer:It is a specialized, advanced branch of Feng Shui. Imagine it as an energetic reset button. Altering the energy of a space, clearing it away, inviting good energy to come in.
Detailed answer:You know how a room feels so differently after it is simply vacuumed? Tiny particles get sucked up leaving the room feel and look cleaner. Well, Space Clearing is sort of like that. All the tiny bits of energy floating around that aren’t serving your highest and best are guided out. Space clearing isn’t so much about getting rid of negativity, although it can certainly help with that, since we are all sponges to energy. (Hello, annoying co-worker, traffic jam or family argument.) That etheric debris that stays with you and lands in your home. Clearing out the energetic gunk makes room for new energy to fill the space in the form of love, prosperity, tranquility, healing, you name it and it can come to you.
What is the process?

We talk, I leave, I come back to clear, you smile, maybe we have some tea. No big whoop.
Detailed answer:First, I do an initial consultation in your home to discuss what it is that you (or I) feel needs shifting. Then, we schedule the day and time for the clearing. As soon as I walk out your door after the consultation, the clearing work has truly already begun. Then, as scheduled, I come back to your home, do the clearing, give you some tips and materials that will help keep the energy going and then you’re done!
What happens during a space clearing?Quick answer:To quote a friend, I “do stuff with rocks and smoke and bells and things.”
Detailed answer:Well, I’ll tell you what doesn’t happen. I don’t go into a trance or sacrifice a chicken or anything like that, so don’t panic. I start by making a small altar, specifically designed just for you. Next I do a brief altar ceremony and then work my way through each room of your home, sensing what energy needs to be cleared and clear it, using the tools I feel are necessary. (Smoke, bells, drum, crystals, holy water etc.) When the space clearing is over, I then go back to the altar, do another short ceremony then I go on to clear each person present so everyone and everything is clean and clear and open in order to allow the good stuff in.

How do I prepare my home for a Space Clearing?Quick answer:Just clear the clutter and clean, if you can. If not, you will at least need to put any food in containers away and off your kitchen counters.
Detailed answer:Don’t worry, I am not going to ask you to drink rain water and chant or anything. But I will suggest you do a little tidying up. Ideally, your home should be free of clutter and very clean. Remember in 5th grade science class when you learned “all matter contains energy”? Yeah, that. If you can make this an event and really prepare your home by cleaning, purging and de-cluttering, it will contribute to the potency of the clearing.
*If you can not do all of the things listed below, I ask that you at least clear what clutter you can, because clutter impedes the flow of energy.
In a dream world, your preparation would be....Dump that pile of magazines or junk mail you have or have not readFix any broken objects in the house or anything missing a part (or do yourself a favor and just get rid of them).Put any food items on your kitchen counters away (you can put them back after the clearing).Vacuum the whole house.Clean your floors.Clean your windows.Open all the windows for about 20 minutes. (In the northeast it gets cold, I know, but even opening all the windows in your home for 3 minutes can make an enormous difference.)Remove or replant any dying or dead plants (I know you meant to water them).I tell my clients “what you use and what you love should be the only things in your home”. I’ll remind you, you don’t have to keep that vase/picture/ figurine that Auntie So-and-so gave you just because it was a gift. What you use. What you love. Get it? I say this because those things you don’t love are often the culprit for less than perfect energy in your home.
Do I have to do anything during the clearing?Quick answer:You don’t have to help, but I love it when you do. If you’re not interested in helping, then just sitting quietly and focusing on the intention of your clearing is great.Detailed answer:You don’t have to do a thing if you don’t want to. You can quietly watch me or sit in another room, you can go room to room with me or you can even assist me. I’m happy to have family members help if they would like. It can be fun with home owners and their family helping. (Kids bring such great energy without even trying.) The choice is up to you. *The only thing I request is that phones are turned off and put away and ignored for the brief time we are together.
What if I don’t live in Marblehead?Quick answer:No biggie. I can do a distance clearing. The power is exactly the same no matter where I am.
Detailed answer:If you’re not in the New York City area, a distance clearing can be done for you. (At a discounted rate, too!) The power of the process is just as potentas if I was doing a in house clearing. I just need you to draw an outline of your floor plan (it must be in your own handwriting) and then you snail mail it to me, old school style. When I receive it, the process is very much the same as an in house, (altar made specifically for you, etc.) Again, my not being in the house with you does NOT dilute or hinder the effect. You will still get all the benefits of an in person space clearing because spirit isn’t picky about my location.
What kind of changes can I expect after a space clearing?Quick answer: Clients have said the space feels: “Lighter”“Bigger”“Very calm”“Joyful and uplifting”“The perfect napping climate”
Detailed answer:When the energy of a space is shifted, myriad things can happen. There’s also a domino effect for the home and the people in it. New energy brings serenity, that serenity brings focus, that focus brings awareness, that awareness brings openness, that openness brings understanding, that understanding brings balance, that balance brings joy, that joy brings love.....it goes on and on and on. How did you get involved doing Space Clearing?Quick answer:I started practicing smudging for my staging clients to help them sell their property. Soon it became clear how well it worked and I went on to study with one of the nation’s most highly regarded Elemental Space Clearer’s to become licensed.
